The 160,000 sq ft project comprised a Shell and Core to Cat B fit-out, including a ground floor gym, two trading floors with perimeter meeting space, a dedicated meeting suite and a recreational/dining floor.

The office space is linked by two geometrical interconnecting staircases which create an impressive feature throughout the working floors. Wellness spaces and highly specified AV auditoriums and classrooms were also provided to support the attraction and retention of staff. To accommodate the demands of the trading floor, MEPH systems include an Underfloor Air Distribution (UFAD) system with large under/over floor plenums.

To allow the client to complete the relocation as early as possible an Early Handover Agreement with the landlord was negotiated and the client was granted early access to the floors while the base build contractor completed its works. Through careful strategic planning, the site was successfully occupied by two contractors to allow the respective works to be undertaken.

G&T facilitated the Agreement for Lease negotiations to ensure upgrades to the landlord’s critical plant systems were incorporated into the lease to support the business’s requirements. G&T also undertook base build monitoring services to ensure the landlord works were completed in accordance with the Agreement for Lease.
