Baker Street

19-35 Baker Street

This mixed-use development comprises office, retail and residential accommodation on two streets in Central London. G&T's specialist life cycle consultants were engaged, alongside our Cost Consultancy team, to provide life cycle analysis for achieving BREEAM Credits for Man02 as well as for the new Home Quality Mark (HQM) Category 20 credits.

Both of these involved detailed life cycle replacement cost and operating cost analysis of the relevant elements of the building, including options appraisals to improve life cycle cost performance. In order to satisfy HQM requirements, we created a Homeowner's Report for each of the high end and affordable apartment types, which provides the homeowner with an indication of annual and long term running costs for their residence.
