The project will redevelop a largely derelict 1980s office building, emphasising sustainability and a mixed-use approach.
This is a Purpose-Built Student Accommodation (PBSA) led scheme with the capacity to house 283 students, as well as provide functions that serve the area’s diverse communities. The proposals include 23 new affordable homes, all of which will be available for social rent, a 2,626 sq ft community kitchen managed in concert with local charity Pembroke House. Multiple high-street retail units have also been proposed, as well as a 6,240 sq ft public courtyard and garden designed to facilitate connection between the new and existing communities.
The development – based in 182-202 Walworth Road in the London Borough of Southwark – will reuse as many materials as possible, including the concrete frame of the 60m-long former building on site which will be remodelled to reduce the total carbon output of the project. The site will also receive extensive greening to deliver a net biodiversity gain of 142.5%.

The project is informed by substantial engagement with residents and planners to ensure the scheme addresses local needs, with most of the proposed ground floor being dedicated to community and public-facing uses.
The 0.34-hectare site is adjacent to a major high street. Fabrix acquired the site in 2022 with planning consent in place to demolish the 45,000 sq ft building for a new development of 54 residential units with multiple ground floor retail units.
