Unanimous approval for ultra-urban industrial and logistics hub in central London
Bromley-by-Bow Industrial Park has received consent for 135,000 sq ft of industrial space in London borough, Tower Hamlets.
The 4.7-acre site has been assembled by our client - developer Fabrix - over several years to regenerate one of the most centrally located, undeveloped and large-scale Strategic Industrial Location sites in London.
Architects Haworth Tompkins is providing a super-prime industrial design which will promote ultra-urban industrial and logistics uses, supported by a circular economy hub and affordable workspace, in high-quality buildings that will achieve EPC “A” and BREEAM 'Excellent'.
G&T is providing Project Management and Cost Management services for the project.
"G&T is delighted to support our long-time client, Fabrix, in delivering Project Management, Employers Agent and Cost Management Services for Bromley-by-Bow Industrial Park. It is a scheme that truly packs a punch, effectively delivering on market need, social value and the sustainability and circular economy agenda. It is a project we are incredibly proud to be involved with."Daniel Webster, Partner, G&T
Bromley-by-Bow Industrial Park is one of just two Strategic Industrial Location sites in Tower Hamlets, and Fabrix’s masterplan will increase the amount of industrial floor area on the site from 65,000 sq ft to the consented 135,000 sq ft (GEA).
Paul Hicks, Development Director at Fabrix commented:
“Bromley-by-Bow Industrial Park is an exceptional project that maximises the economic and social potential of a hugely significant industrial site ideally positioned in relation to central London. Fabrix has worked hard to assemble this formerly fragmented site so that we are able to deliver at the scale and quality of space that will meet the needs of advanced industrial occupiers in this prime location. We’re hugely proud of the attention to detail that has gone into the proposed masterplan and buildings to make this a unique ultra-urban prospect for industrial occupiers.”
Fabrix’s consented masterplan includes 10 flexible industrial units in two terraces designed by architects Haworth Tompkins, with areas ranging from 7,750 sq ft to 20,650 sq ft. The future-proofed designs for the industrial units have flexibility built in, with internal eaves heights of between 12 and 14 metres, and options for extending mezzanine spaces to create additional load-bearing floors.
Fabrix has planned the redevelopment to set a new standard for how vital urban logistics and industrial space can be sensitively integrated within the urban fabric and be a positive neighbour to both adjacent industrial estates and residential neighbours, with a design that significantly improves the appearance, efficiency and sustainability of the site.
