Atlantic House, Holborn Viaduct

Hogan Lovells appointed G&T in 2016 to establish the professional team and lead the strategic due diligence of the ‘Stay vs Go’ feasibility project.

We undertook a comprehensive desktop study of the ‘Stay’ position’s viability alongside reviewing the critical systems of the building to determine the timeline for their eventual end of life and to understand which systems would require a full replacement. We subsequently prepared a detailed in situ refurbishment phasing plan to demonstrate to Hogan Lovells the way in which such a refurbishment could be undertaken with minimal disruption to the day to day operations of the business.

At the same time we also reviewed a longlist of potential ‘Go’ options to understand whether it would be more beneficial to relocate the business or to undertake the refurbishment of the existing premises at Atlantic House on Holborn Viaduct, with Hogan Lovell eventually deciding to ‘Stay’ and undertake the refurbishment.

The project comprised a phased renovation of all 13 floors while the business remained operational. Works included upgrading client event spaces, the trialling of agile working and staff welfare facilities such as canteen and gym areas.

G&T managed the overall project within a multiple stakeholder environment, driving an ambitious design programme to achieve best value for the client.
