11 York Street

Designed by AHR Architects, 11 York Street is a new office development in Manchester city centre. Collaboration, sustainability, well-being, intelligent design and community are all at the heart of this Grade A workspace which has replaced Odd Fellows House on Fountain Street.

11 York Street will provide 116,700 sq ft of flexible office space over seven floors. The ground floor has been designed to provide a collaborative environment with breakout and meeting space, generous amenity area and double height entrance. The basement has electric car chargers, secure cycle storage, showers and drying lockers with space for a potential gym and studio.

Wellbeing is at the heart of the design principles for the building with lighting, air circulation and natural greenery all creating a healthy working environment. The roof terrace provides panoramic views over the city centre with meeting space, communal terrace, pergola and ecological measures for bats and other local wildlife.

The building's credentials include BREEAM “Excellent”, EPC A, Platinum Wired Score and the official platinum accreditation from CyclingScore Ratings.
