3 St Helen's Place

The project comprised the demolition of the fifth floor of the existing five-storey commercial building and construction of a new fifth and sixth floor.  

The ground floor was lowered to provide level access to the building alongside the construction of a mezzanine floor and the rear façade was also removed to allow the core to be relocated into the rear courtyard, followed by the rebuilding of the rear of the building.  These works have added a further 1,200m² to the building.

The building's age demanded a sympathetic refurbishment which presented the team with a number of challenges.  These included the discovery of significant archaeological findings when excavating the basement extension and extensive temporary works to retain the existing floorplates, front façade and neighbouring properties.

Following the project's completion, we subsequently delivered three floors of Cat B fit-out for the client and its tenants.
