Situated within the Leadenhall Conservation area and adjacent to the Grade II* Listed Leadenhall Market, this development replaces a 1930s office building, delivering 234,000 sq ft of flexible, high-quality office space alongside a range of amenities and publicly accessible areas.Â
Designed as an all-electric building with a strong focus on sustainability, the development incorporates extensive urban greening across its façades and is conceived with a whole-life approach, ensuring its long-term operation as a net-zero carbon building.
The scheme features a contemporary, flexible civic space at ground level, open seven days a week, providing retail opportunities, an events venue, and a new connection to its historic neighbour. Additionally, the building will house a cultural space curated by the Museum of London.
Archaeologists from the Museum of London Archaeology have uncovered substantial sections of stone walls, built from Kentish limestone, which formed the foundation of the ancient structure. Measuring approximately 40 metres long, 20 metres wide and 12 metres high, the basilica dates back to 70–80 AD.
The find has led to major revisions in the plans for the office development designed by Woods Bagot. The basement has been reconfigured to incorporate the Roman remains into what is being described as a "world-class public experience."
The site presents several challenges, including a compact footprint, its proximity to Leadenhall Market, and complex party wall interfaces.
