The London Property Alliance (LPA) recently unveiled its latest report "AI and the Built Environment". The report, supported by the CPA and WPA NextGen committees and championed by Gardiner & Theobald, delves into how Artificial Intelligence (AI) is reshaping the construction and real estate industry and its workforce.

The report is a comprehensive study capturing the pulse of the industry through the perspectives of over 300 design, planning and development professionals including Landsec, Arup, AECOM, City of London Corporation, Foster + Partners, Greater London Authority, Grosvenor as well as Gardiner & Theobald.

The survey revealed a landscape ripe for AI integration, with 90% of participants acknowledging AI’s potential to boost efficiency and productivity and a significant 70% already having interacted with AI tools. The report also reinforces the need for the next generation to be adept at integrating AI into its workflows to stay ahead in a competitive landscape.

Strategic benefits AI could bring to London’s real estate landscape include:

• Enhanced Workflows: AI can streamline processes, from site acquisition to final delivery, enabling more efficient development timelines

• Accelerated Planning: AI could revolutionise the planning system, reducing delays and supporting London’s growth

• Informed Decision-Making: Real-time insights from AI can guide decisions throughout the design and development phases, mitigating late-stage issues and redesigns

• Optimised Land Use: AI can refine the process of determining appropriate development densities, especially crucial in land-constrained urban areas

• Sustainability Gains: By optimising building management, AI can drive significant advancements towards decarbonising London’s built environment
